As soon as you decide to sell your property, you should appoint your conveyancing solicitor and sign a Form of Authority so your legal advisors can take up the title deeds to your property on Accountable Trust Receipt (ATR) from your financial institution. The title deeds are required in order for your solicitor to draft the contracts for sale. It can take anywhere between 2 – 8 weeks for financial institutions to provide the title deeds.

Once your offer is accepted by the vendor, you will receive a ‘sales advice sheet’ from the sale agent. This information is also sent to your solicitor and the vendor. The document will outline the agreed purchase price, any conditions of sale, the estimated closing date and contact details of all parties
It is at this stage that you should engage a surveyor to prepare a structural survey/ report on the property. If there the survey highlights any issues we will write to the vendor’s solicitors and discuss how best to resolve them.
It is vitally important that if you are obtaining a mortgage, your financial institution needs to sends us the ‘solicitors loan pack’ which contains all the mortgage documentation such as your formal loan offer as soon as possible. You will need to sign all these documents, once you are happy with same and send them to your financial institution in order to draw down your mortgage which you are going to use to purchase the property. We do not allow any client to sign contacts for sale for the purchase of a property unless we have in our possession a valid loan offer from your financial institution.
